Upscale Multi- Residential Property
The Property Manager is accountable to protect, maintain and enhance the value of the property.  This is accomplished by direction and coordination of the center's operational activities, leasing and marketing.
  • Manages the daily operations of one or more residential properties, such us schedule appointments for tours, move-ins, move-outs and vendor activity
  • Oversees leasing, follow-up on pending applications, submit completed rental application to screening service. Notify applicant once they are approved and schedule the Lease signing and Joint Move-in Inspection. Review lease expiration dates and utilize Re-Certification/Renewal Process Checklist
  • Oversees marketing utilizing the “Marketing Plan” by implementing Resident activities to promote Resident Retention and coordinate completion of monthly newsletter.
  • Complete Marketing Plan quarterly
  • Delegate or conduct market surveys monthly. Delegate or shop competition and be aware of neighborhood market conditions and recommend specials, promotions and/or advertising
  • Responsible for development programs designed to increase occupancy/ lease renewal rates
  • Complete “pre-inspections” for units that are on Notice to Vacate and determine the cause of the move-out.
  • Follow-up on delinquent rent and assess eviction process
  • Oversees daily workflow for office and maintenance team members, prepare monthly team schedule and approve payroll and PTO requests
  • Write Service Requests for maintenance repairs and follow-up upon completion to guaranty satisfaction.
  • Coordinate pest control/termite treatments
  • Review, approve and invoices
  • Prepare Monthly Financial Reports by Reviewing monthly financial statements and budget variances.
  • Complete Weekly Reports, and others as required
  • Provides information on operating costs as well as the annual budget for the properties.
  • Ensures all calendar activities are conducted in a timely manner to meet required deadlines.
  • Ensures all required permits by city, county and state are current at all times
 Education and Experience
  • Bachelor’s degree or equivalent vocational/technical training.
  • Four years of experience in property management.
  • Courses in real estate preferred
Knowledge and Skills
  • Fully understanding property management and its financial aspects
  • in depth knowledge of all rules and regulations surrounding property management
  • Proficient in MS Office, Yardi and QuickBooks preferred.
  • Interpersonal savvy with strong communication and presentation skills
  • Well organized with excellent time management skills
  • Fully understanding property management and its financial aspects
