Building Maintenance Technician

$18 - $21 per hour
 
 
Position Objectives:
Responsible for keeping the building in excellent shape in terms of visual appeal, function, and safety for the organization’s staff and tenants. The individual must possess a varied skill set; this person will be expected to handle light plumbing, painting, masonry, roofing, HVAC systems, light electrical, irrigation system and many other issues that arise.
 
The individual with approval from the Property Manager will resolve minor issues which arise in a building. For major issues, the individual is expected to request direction from the Property Manager to request services of licensed professionals and supervise the project from beginning to end.
 
The individual must provide a daily update to Property Manager of any items needing to be addressed throughout the building. The individual will be required to handle janitorial duties such as, but not limited to; pressure washing and maintaining common areas, maintaining parking lot areas and interior areas of building clean, making sure restrooms storage facilities are in orderly condition and supplied with disposables and making sure all interior walls and ceiling areas are clean and Painted on a quarterly basis.
 
May have construction and electrical knowledge should any repairs arise such as patching walls and changing light bulbs/ballasts throughout the building. Additionally, the individual will be required to assist with the preparation of corporate and special events, such as but not limited to; moving tables, setting up chairs, opening and closing the building as needed and event transportation.
 
The Individual will also be required to run errands such as picking up materials and food for the events mentioned above or picking up materials required for maintenance responsibilities. The incumbent must be able to maintain a flexible work schedule, must be able to work independently, must address any immediate issues or repairs and be able to be reached in cases of emergencies or unforeseen circumstances.
 
Duties and responsibilities/essential function
  • Upkeep and cleanup of all common areas (e.g. parking lot, landscape, and irrigation system); fill in for daily janitorial and other departments as needed or requested by supervisor and Building Maintenance Technician.
  • Daily inspection of property, safety and HVAC systems.
  • Paint and pressure wash common areas, blowing off parking lot
  • Day porter back up
  • Perform maintenance and repairs to kitchen equipment, plumbing systems, and electrical fixtures and all common areas.
  • Set-up and clean-up building events, moving furniture and other equipment as needed
  • Ability to work flexible hours based on need; respond to tenant and building needs or emergencies, during off hours, weekends or holidays
  • Run errands pertaining to building needs as needed
  • Report any unforeseen safety concerns or building concerns to Property Manager Immediately
  • Attention to detail a must
  • Perform other duties as assigned by Property Manager and Building Maintenance Technician
 
Reports to
Building and Event Manager
 
Qualifications/competencies
A minimum of 3-5 years’ experience in commercial or residential communities
Must have knowledge of commercial HVAC, chillers and cooling towers, building life safety devices (fire panels, irrigation system, elevators, generator and pumps/motors mechanical systems)
Must have experience in light construction, painting, plumbing, roofing, light electrical
Must have the following professional skills: ability to work independently and exercise high level of discretion and sound judgement, strong communication skills, multi-tasking skills, self-motivated and self-driven, and must poses a great attitude and work ethic, ability to adapt to change, attention to details, prioritize and able to communicate and meet with vendors as well as commutate details to Property Manager.
